The Alexandria Center for Life Science is New York City's first and only purpose-built commercial life science campus, opened in 2010 on a NYCEDC ground lease along the East River between Bellevue Hospital and NYU Langone. It offers two paths for founders: Alexandria LaunchLabs, the on-site incubator on the 14th floor of 430 East 29th Street where seed-stage companies can rent a single bench or desk in a shared suite up to a private lab suite on flexible unit-based terms, and direct multi-year leases of prebuilt plug-and-play lab/office suites or full floors elsewhere on the ~728K RSF three-tower campus. The draw is proximity — you sit in the same building as Bristol Myers Squibb, Eli Lilly, Pfizer's Center for Therapeutic Innovation, Intra-Cellular Therapies and Eikon Therapeutics, with a direct line to seed capital via Alexandria Venture Investments.
