University Enterprise Laboratories (UEL) is an independent 501(c)(3) nonprofit incubator founded in 2004/2005 by the former Dean of the U of M College of Biological Sciences, and is Minnesota's largest laboratory-based life science incubator with roughly 144,500 sq ft and about 39 wet labs in the Towerside Innovation District between Minneapolis and St. Paul. Its modular design lets founders scale from a single rented bench up to an 800–1,200 sq ft private wet lab without moving buildings, and lease terms run from month-to-month to 3+ years. Over 60 companies are currently resident, and UEL says more than 60% of companies that have passed through have graduated into larger space.
