A non-profit biotech incubator ("BIOINC") occupying a converted 26,000 sq ft manufacturing plant in Mansfield, MA — roughly 30 miles south of Boston/Cambridge and 0.7 miles from the Mansfield MBTA commuter rail station — with a further 16,000 sq ft net-zero Phase II expansion funded in part by a $2M Massachusetts Life Sciences Center Open Capital award. It is one of the few incubators that publishes transparent rate cards, spanning a $750/month shared BSL-2 bench up to private suites of 200, 300, 700 and 2,700 sq ft, with a heavily subsidized core equipment pool (six biosafety cabinets, five fume hoods, flow cytometer, real-time PCR, FTIR, Raman microscope, five -80°C freezers). Its ecosystem of ~44 member companies has raised over $400M since 2017, and the incubator runs a free professional mentoring program plus an annual Pitch-to-Portfolio competition that awarded $280K across 68 pitches in November 2025.
